Financial aid for single mothers is available either through federal welfare services or through private organizations.

Who is qualified?

Not all single mothers can take advantage of special financial help packages. Only those whose earnings fall below a certain level are considered low-income individuals and qualify for welfare benefits. To find out if you qualify for and may avail yourself of federal welfare services, you must complete the application form available at your local welfare office.

Each program has its own income limits. Whether or not your income falls within the limit depends on the type of income you have, your family's expenses, and any other special circumstances your family may have. Each program also has resource limits. Things that can be converted to cash (bank accounts, stocks, and other properties) are considered to be resources. Only certain non-U.S. citizens may receive welfare benefits. Check with your local office for details.

What happens if you are not qualified?

If you do not qualify for welfare benefits, or if your needs are not covered by any specific welfare program, you may take advantage of grants offered by the U.S. government to single mothers. In exchange for the grant, you must perform some service or task required by the grant terms. There are 900 grant programs offered by 26 federal grant-making agencies. Other sources

Many schools offer scholarships specifically to single mothers. In order to find out about these, you may visit the financial aid office of the school you are currently attending or wish to attend.

There are also some private organizations that give grants and financial assistance to single mothers. Singlemom.com has a "financial gifting program." It awards cash grants to deserving single mothers every month. Many other similar organizations have grant and financial aid information on the Internet.

In today's real estate market banks have a difficult time confirming the value of the homes they are financing, and consequently buyers have a hard time getting the money they need to buy their homes. To avoid the confusion on the price of a home, banks hire a third party assessment of a homes value, called an appraisal.

An appraisal is designed to use local market trends to validate the purchase price of a home, or to invalidate it. Ideally the bank would want to make sure that the home they are lending money on, and may have to take back in the event of a foreclosure, is worth the money so they can recoup any loses they may have on the loan.

An appraiser can not just be someone off of the street. An appraiser is a formerly trained person who knows the trends and values of the local real estate market. The objective valuation an appraiser is supposed to provide cannot be influenced by buyer nor seller or the entire appraisal may be corrupted and unreliable. The party responsible for hiring the appraiser is the bank, but the buyer typically ends up paying for the appraisal in most cases.

In the event that an appraiser can prove that the home is not worth the amount of the purchase, the buyer either has to come up with the difference for a down-payment or cannot get financing for the home. In most cases, the buyer simply would walk away and not complete the transaction. But, without an appraisal the bank can frequently be stuck holding the bag.

Knowing the basic differences in investing in industrial properties such as office service, multi-tenant and/or large manufacturing properties in the basis for making sound investment choices.

Office Service Properties

Investing in office service properties is generally a profitable enterprise. A typical office service would be a plumbing company. The standard office service building is probably about 50,000 square feet with 15,000 of that space used for the showroom to display commodes, bathtubs, and faucets. However, they also have a huge inventory in the back, which is where most of their business is conducted.

Freestanding, Multi-Tenant, and Large Manufacturing Properties

When investing in industrial properties such as freestanding, multi-tenant, and/or large manufacturing properties, remember that freestanding buildings are usually larger and mostly single-tenant. In fact, the single tenant is often the owner in this kind of property. You can group freestanding, large manufacturing, and even multi-tenant buildings all in the same category in the initial stages. However, experienced commercial property investors and realtors would advise beginner investors to stay away from this type of property. It's more of a specialty-type property, meaning that you must really understand the industry and the business.

To examine the issues of investing in this market, consider the following example. Let's say you have the opportunity to buy a multi-tenant building of 100,000 square feet both for an investment AND for the headquarters of your own business. It suits your business purposes and has space for two other tenants.

Tip: The vast majority of the time in this market, even with just three tenants, one of the tenants is the owner of the building. This is a substantial building that's in the multi-million dollar range, but with three tenants, basically it means that you have about 33,000 square feet per tenant.

That may sound like enough room for everybody, but if one tenant moved out, you just lost one-third of your revenue. It takes quite a while to rent 33,000 square feet, particularly in a building that usually has some kind of specialized function. You could be empty for as much as a year or two- or more.

Now, you have to decide if you can withstand that kind of deficit. If you are lucky, two-thirds of the building will carry the mortgage and the other one-third is your profit. So, it might be okay, but you will still barely break even for a significant length of time, and no investor wants to do that. These specialty areas are not good places for beginning investors, even if they have another business that could use that space of 1/3 of the building for themselves. In our opinion, it's risky. We advise you invest in the areas where you won't get hurt and you know that you can manage the risks.

NOTE: Ask yourself if what risk is involved every time you invest in a particular piece of real estate. Whether investing in industrial properties such as office service, multi-tenant, and/or large manufacturing properties or any other commercial property, weigh all factors first.

    1. Best House Best Subdivision - All over the Treasure Valley, you will find subdivisions after subdivisions, but which one do you buy in? Two Rivers in Eagle, Highlands in Boise, Tuscany in Meridian? I always tell my clients to purchase in the best subdivision in your price range that will hold it's value or increase in value the best. Always revert back to secret #1 when buying because location, location, location is not an overstatement. If that "perfect" house is in a not so desirable Boise Idaho real estate subdivision, it is time to move on. You will always have time to make that house your home after you move in.

    3. Where Is The Kitchen - Another part of your resale value and investment value is going to be based on what type of floorplan you go with. Each market around the nation is different and the Boise Idaho real estate market really has some things you want to watch for. Does it have high ceilings, master on the main level, bonus room, lots of stairs, or a small kitchen? These things do make a huge difference so make sure to get with your buyer's agent and see what is popular now and know where the trends are going.

You have to picture every home that you see with your furniture and lifestyle built in.     5. Offer Lower, But Not Too Low - How much is the home worth? That is what we are trying to find after all, right? One married couple bought a house in Boise that was well overpriced, but since the seller came down in price by ,000, the buyers closed on the deal and walked into a negative equity situation. And one buyer in Eagle, ID tried to market an offer on a home that was already well below market value, but when the seller balked at the offer the deal fell and the buyer walked away from instant equity.
